Assessments
Assessment & Land Requirements
Before a manufactured home can be assessed to land, it must first be properly registered within 30 days of purchase or transfer into Alabama.
For assessment to real property, the name(s) on the home's documentation must correspond with the land records. If names do not match, the home will remain registered as personal property.
Documents Needed
The following documents may be required to complete registration and/or assessment:
- Bill of Sale
- Mortgage Documents
- Deed
- Registration Receipt
- Title
- Title Application
- Valid Identification
Personal vs. Real Property
Manufactured homes are considered personal property unless permanently affixed to real property. Once affixed to the land, it is classified as real property.
To Permanently Affix
Required steps:
- The manufactured home title must be cancelled.
- An Affidavit of Affixation must be provided.
Reversing an Affixation
If a home permanently affixed to real property is later removed and needs to be titled again, a surety bond must be completed so that the State of Alabama can issue a new title.
